The Office has 2 windows.
There is room for a large desk and a small desk or three small desks.
The tenant can work with management as to what furniture is used, either ours or theirs.
The Front Conference/AV room is available to host clients when they are waiting, or if there is a class going on, they can wait in the hot seat area up front.
Both the Front Conference Room and the Upstairs classroom
will be available for booking at 1/2 of the posted rate for occasional use as a class room or orientation room, provided it is not already booked by another customer at the regular rate.
PLEASE NOTE: If you only need the AV room or the classroom upstairs for just a few minutes, such as space to spread out & sign papers with a notary, etc, you are welcome to use either location as long as it is not currently booked.
The Upstairs classroom has space for approx. 15 people depending on setup.
The Front Conference/AV room can comfortably seat about 10 people and an instructor.
Please coordinate the need for either space as a classroom with the office manager Melissa.
Tenant will have their own door code and access to the facility 24 hrs per day, 7 days a week.
The regular rates for using the Conference/AV room and the Upstairs classroom are posted on the website.
The discounted rate that is offered here is not available to the public and is for this client, under this agreement only.
This offer is time sensitive due to the fact that we will be removing the public posting and only offering it under a private link.
We also will need a few days notice to rearrange furniture/inventory to vacate the office.

COMMON SPACES
The common spaces include men's & women's bathrooms and a unisex bathroom upstairs.
The downstairs kitchen is available with a fridge, microwave, Keurig coffee maker, coffee, and filtered water available.
The upstairs kitchen is also available provided there is no class using the upstairs area at the time.
RESTROOMS
There are 3 restroom facilities on the property.
A Women's room and a Men's room down stairs and a Unisex bathroom with a shower (for occasional emergency use only) is located upstairs.
HANDICAP
The Women's room is also the handicap equipped room and an OCCUPIED sign can be obtained from the office manager .
SHOWER
The shower located in the Unisex restroom upstairs is for occasional/emergency use only and should not be used on a regular basis by any tenant.
WiFi is available throughout the entire building and a printer is available.
THIS IS A WORKING OFFICE
This facility is a working office, and as such, noise from normal conversations, deliveries, people coming and going, phone calls, printers, etc. are to be expected.
Some patrons use headphones if common office background noise bothers them.

PS: the $50 "Set Up Fee" is for key deposit for the mail box keys. These are proprietary keys and cannot be duplicated locally.
If you wish to opt out of a mailbox and mount your own box by your office door, please let us know and we will alter the lease document.
